Location   The property is on the south side of the Village of Wauneta (population 625), with access provided by U.S. Highway 6. It is within the city limits of Wauneta, and is in the Rural Estates (RE) District as defined in the Wauneta zoning regulations.
 
Property Description   The property is an irregularly shaped parcel which contains 46.52 acres, more or less. It is in native grasses, and was traditionally utilized as pasture for livestock grazing. In 1991 the Wauneta Country Club purchased the parcel and established a sand green golf course on the property. During this period the Club also improved the land with an 18 foot by 36 foot frame building which has served as their golf clubhouse. There is a stock well with submersible pump on the property, and the perimeter of the property is fenced with wood posts and barbed wire.

 Possession and Minerals   Buyer will receive full possession of the property at closing.
