The property lies along the meanders of scenic Frenchman
Creek in southern Hayes County, immediately adjacent to the north line
of the village of Palisade (population 386). Only one-half mile off U.S.
Highway 6, paved access is provided by Nebraska State Highway 25A, which
traverses the property.

Description |

The property is an irregularly shaped parcel which
contains 80 total acres, more or less. It is in the Transitional
Agriculture District as defined by the zoning regulations of Hayes
County. Approximately one-half mile of timbered Frenchman Creek defines
its northeast boundary. Bobtail Creek, a small tributary, flows into the
Frenchman on the southeast portion of the property. There is an old feed
mill, and set of corrals and pens (once utilized as a small livestock
feed yard) in the southeast corner of the property. There are 38.7 acres
of cropable land, and the remaining acres are primarily river bottom
grazing land, with a small area of corrals and pens. The crop acres are
supplied irrigation water from an irrigation well with electric motor
and panel. The Middle Republican Natural Resources District has
allocated 39 inches of irrigation water for 37.0 certified acres for the
years 2006-2007. The crop acres have an FSA corn base of 38.5 acres, and
a corn payment yield of 128 bushels.
There is a Nebraska Game and Parks Commission Wildlife Management Area
on the other side of Frenchman Creek, north and east of the property.
The Palisade village park, with ball diamond and swimming pool, is
immediately south of the property.
This is a beautiful piece of land with potential for residential
development, hunting or other recreational development, production
agriculture, or a combination of those uses.

on information supplied by the Hayes County Assessor, and Hayes County
Treasurer, taxes on the property for the year 2005 were estimated at
$650.

Seller will retain no mineral interest in the parcel, and will transfer
to buyer all mineral interest owned by the seller, if any.
