Location   The property lies along the meanders of scenic Stinking Water Creek in northeast Chase County, 13 miles north of the village of Wauneta, Nebraska. Access is provided by graveled county roads.
 
Property Description   The property is an irregularly shaped parcel which contains 12.2 total acres, more or less. It is in the Agriculture District as defined by the zoning regulations of Chase County. There is live water in the Creek, along with a persistent family of beavers. Other wildlife is abundant on this property and the surrounding area.

The property includes a 30' x 40' frame barn with good metal roof and hay loft. The barn has two 10' x 20' foaling/box stalls, three 2 horse tie stalls, and a tack/feed room. It is fully lighted and has water supply from a domestic well with submersible pump.

Also on the property is a 864 square foot, 3-car frame garage with concrete floor and electrical service, a small frame well-house with pressure tank approximately 3 years old, and a 12' x 18' frame storage shed.

Other property improvements include a nice set of steel corrals with circular training pen, good smooth wire and chain link fence, concrete storm cellar, underground water lines to two tanks, and septic system with leeching field.

There was a frame residence on the property until October, 2007 when fire destroyed the house. Remnants of the house, following the fire, remain on the property.

Real Estate Taxes   Taxes for the year 2007 were $668.08. However, this was based on the assessment before the loss of the house on the property.
 
 Possession and Minerals   Buyer will receive full possession of the property at closing. Seller will reserve the right to store some of Seller's items of personal property on the real estate for 90 days following closing.

Seller will retain no mineral interest in the parcel, and will transfer to buyer all mineral interest owned by the seller, if any.
